CLOSED CRAWLSPACE SPECIFICATION

I. GENERAL
1.01 General requirements of the Project Manual shall apply to all work specified in this section.

1.02 Quality Assurance

A.  Installer

1.  Installer shall be trained & certified, by Advanced Prevention Products, LLC™ or its appointed agents, in accordance with by Advanced Prevention Products, LLC™ methods and standards for closed crawlspace installations.

2.  Installer shall certify, in writing, that all technicians utilized for work in this section have been –

a. Trained and certified journeymen in the Advanced Prevention Products, LLC ™ closed crawlspace installations.

b. Shall have demonstrated a proficiency, in this area, by citing past usage of these products as a complete system.

1.03 Submittals

A.  Product Data: Submit manufacturer’s technical information, including Product Technical Data Sheets, Material Safety Data Sheets, detailing job site and personal safety instructions, product mixing instructions and application instructions for each material specified. Identify by manufacturer’s catalog number and general classification:

1.04 Job Conditions

A. Apply No Grow 25™ only under the following prevailing conditions:

1. Surface and material temperatures are not below 320 F. or above 1100 F.

2. Structure is dry and has water tight roof in place.

3. Prevent direct exposure to water for 5 days on the freshly treated surfaces to avoid affective curing of the treatment.

B. Grade to be sloped to on primary location with all debris removed from crawlspace

 

II. PRODUCTS

2.01 Materials

A. No Grow 25™ Mold & Mildew Preventive Coating

1. Application treatment to be applied to structural interior surfaces, including:

a. Wood, Block, Concrete, Steel framing or structural components manufactured of wood, metal, or concrete.

1. Sheathing, plywood, oriented strand board (OSB), Floor Joists, Wall Members

b. Concrete block, brick, or other cementious materials used for structural design.

B. Aqua-Shield  Moisture Barrier

1. Application to include:

a. Install on floor, walls, and piers of crawlspace

b. Tape all seams with Joint-Loc 35

c. Tape all joints with Seam-Loc 25

d. Attached with Bullet Fasteners

C. Joint-Loc 35

1. Application to include:

a. Aqua-Shield to be lapped 4” to 6”

b. All joints to be tapped between laps.

D. Seam-Loc 25

1. Application to include:

a. All joints sealed on top.

E. E-Wrap insulation

1. Application to include:

a. Installed on inside of all exterior walls.

b. See local building codes & manufactures specs. For R values.

c. Installed on inside of crawlspace door.

d. Attached with Quick Drive Fasteners to walls.

F. Crawlspace Alert System Monitor System

1. Application to include:

a. Control panel with keypad.

b. HS60 Humidity sensor(s).

c. WD24 Water bug sensor(s).

d. Pump contacts.

e. 120v Electrical outlet to be installed by G.C. / Owner.

f. Telephone line installed by G.C. / Owner.

g. An offsite/remote monitoring system is installed to monitor water, humidity, and pumps in the system.

G. ED8 Water Drainage.

1. Application to include:

a. 8” drain in lowest point of crawlspace floor.

b. 2” pipe with p-trap drain to daylight.

c. Or SP400 Sump Pump system according to grade.

H. Moisture Eliminator Dehumidification

1. Application to include:

a. Permanently installed dehumidifier. (Min. 30 pints per day)

b. Sized according to cubic square footage of crawlspace to allow enough CFM’s.

c. Moisture Eliminator Pump (Condensate Pump)

d. 120v Electrical outlet to be installed by G.C. / Owner.

2.02 Product Requirements

A. No Grow 25™ Mold & Mildew Preventive Coating

1. Surface Treatments shall be inorganic silica cross-link cured film structures.

a. V.O.C. must be “0”

2. Treatment must be warranted for 25 years and must include a Manufacturers Backed 25 Year full remediation warranty on all treated areas.

a. Warranty must be serialized and traced to the property address of application and must be enforceable without regard to ownership.

2.03 Material Preparation

A. Mix materials strictly in accordance with manufacturer’s most current printed technical literature.

B. Thinning: NO THINNING is required for the No Grow 25™ Mold & Mildew Preventive Coating

C. Surface must be dry prior to application.

2.04 Equipment Requirements

A. Mixing Equipment

1. Drill operated high-shear mixer

2. Continuous mixing shall include not less than 5 minutes with assurance of thoroughly mixing all sediment into solution.

B. Spray Equipment for No Grow 25™

1. Airless sprayer such as Graco 395 or higher or Titan 440 or higher

C. Spray Tip

1. 517

D. Assorted tools, extension cords, water hose & nozzle, clean buckets, clean cotton cloths, scrub brushes mounted on pole extension handles, sponges, ladders, utility knife, etc;

E. Protective masking materials and applicator.

F. NIOSH respirator

G. Safety goggles

2.05 Mixing

A. No Grow 25™  Mold & Mildew Protective Coating:

1. No Grow 25™  must be properly mixed prior to use. This product is packaged, in ready to use container. For proper mixing –

a. Using an mixer with a variable speed drill and mixing paddle, blend for 5 minutes at high speed. Be certain to mix all sediment which has settled to the bottom of pail completely before use. Repeat mixing periodically every 20 minutes while in continuous use. Foaming may occur this is a normal response to the mixing process and should not present any concern.

2.06 Protective Surface Treatment Schedule

A. As indicated on this schedule

1. Mold & Mildew Treatment installation onto all unfinished wall surfaces according to project work scope.

 

III. EXECUTION

3.01 Pre-work Inspection

A. Examine the crawlspace and report any conditions that would adversely affect the performance of the protective treatment and which cannot be put into an acceptable condition by specified surface preparation methods.

B. Remove and/or replace any surfaces, which cannot be put into an acceptable condition.

C. Do not proceed with the mixing or application of the specified protective treatment until all surfaces can be placed into an acceptable condition.

D. All surfaces must be dry and free of any debris, or residue that would interfere with adherence of coating to structural members.

F. Crawlspace floor to be at final grade and free of all vegetation and debris.

3.02 No-Grow Application (Optional):

A. Spray No-Grow 25 on all exposed wood in crawlspace at a coverage rate of 500 square foot of coverage area.

B. Allow 1 hour dry time.

3.03 Water Drainage

A. Dig hole into crawlspace floor to accommodate 8” drain or sump pump basin.

1. Install ED8 system with 2” p-trap and drain line to exterior of crawlspace.

2. SP400 Sump Pump to have 2” drain line to exterior of crawlspace.  SP400 System to be installed only if grade does not allow for proper drainage.

3. Install varmint traps on end of each outside drainage line.

4.01 Moisture Barrier

A. Aqua-Shield  Moisture Barrier to be installed on all exterior crawlspace walls, stopping 3” from seal plate to allow for termite inspection.

1. Install Aqua-Shield on crawlspace exterior walls stopping a min. of 6” above outside grade, allow 12” min. turn down onto crawlspace floor.

2. Use Ultra Seal 25 Adhesive to attach Aqua-Shield to walls & piers. Adhesive bead needs to be at all edges and top of liner.

3. Fasten Aqua-Shield to wall & piers at all edges and top with Bullet Fasteners at 24” o.c.

4. Crawlspace walls not located to exterior are only required to have Aqua-Shield to turn up wall 6”-12”  Allow 12” to turn down onto crawlspace floor.

5. All piers to be completely wrapped will Aqua-Shield turning up pier 6” min. allow 12” to turn down onto crawlspace floor.

6. Lap all joints 4”-6” using Joint-Loc 35 between all joints.

7. Install Seam-Loc 25 on top of liner at all joints.

B. Cover entire crawlspace floor with moisture barrier, lapping all joints 4”-6”.

1. Lap all joints 4”-6” using Joint-Loc 35 between all joints.

2. Install Seam-Loc 25 on top of liner at all joints.

5.01 Insulation (optional)

A. Cover all exterior crawlspace walls with E-Wrap stopping 3” below seal plate and stopping 3” from crawlspace floor.

1. Use Ultra Seal 25 Adhesive on top and bottom of insulation.

2. Fasten insulation to crawlspace wall by using Quick Drive Fasteners @ 24” O.C. along top and bottom of insulation.

3. Tape each joint with Foil tape.

6.01 Monitor System (optional)

A. Install Crawlspace Alert System (CAS) keypad and control system close to crawlspace access.

1. Install HS60(s) inside of crawlspace, fastened to bottom side of floor system.

2. Install water WD24(s) close to ED8 Drain.

3. Connect pump contacts to control system.

4. GC to provide 120v outlet and Telephone line for Management System.

7.01 Dehumidifier

A. Install dehumidifier stand, located close to center of crawlspace.

1. Stand to be treated with No Grow 25™

B. Permanently install Moisture Eliminator, and securely fasten to stand.

C. MEP to be securely fasten to stand and connected Moisture Eliminator.

1. Drain line to be drained to outside of crawlspace. (max. lift of 20’)

D. GC to provide 120v outlet for dehumidifier.

8.01 Inspection

A. Inspect and repair all work that is not acceptable to the Specifier and request the final acceptance.
